CDFI borrower readiness: what slows an underwriting file

For most community lenders the constraint is not credit judgement — it is how long a file sits incomplete. Borrower readiness is really a question about which evidence is missing, how stale it is, and who has to chase it.

The gaps that stall files most often

These recur across nonprofit facilities, small-business, and community-development lending.

  • Financial statements that are a year old, or unaudited when the policy requires audited
  • Incomplete governance documentation for a borrower whose board recently changed
  • Site control, appraisal, or environmental documents arriving out of sequence
  • Funder concentration that is visible in the statements but not explained anywhere
  • Prior-year reporting held by the borrower but never packaged for a lender

Readiness is a state of the record, not a score

It is more useful to ask whether the file can support a credit decision today than to grade the borrower. A readiness view answers: what is present, what is dated, what is sourced, and what is still outstanding — nothing more.

Why re-collection is the hidden cost

A borrower applying to two lenders and one funder in the same year assembles substantially the same package three times, and each institution's staff verifies it three times. Neither side gains anything from that duplication; it is pure cycle time.

What stays with the lender

Credit policy, risk appetite, pricing, structure, and the decision itself. A shared record supplies dated, sourced evidence. It does not underwrite, and no lender's criteria are visible to any other institution.
